Inspired Property Group is an execution-led property partner specialising in title split opportunities.

A title split restructures property ownership into independently mortgageable units, unlocking equity through legal structure rather than development or planning.

Our role is not simply to identify opportunities. We assess them properly, progress them carefully, and manage execution through to completion with clear responsibility at every stage.

​Most Opportunities Do Not Progress

Most opportunities we review do not move forward. Not because they are necessarily bad deals, but because they do not meet the level of structure required to execute them properly.

We look closely at:​

  • lender viability

  • title structure

  • execution complexity

  • the likelihood of maintaining momentum through the process

If a deal needs too much justification at the beginning, it usually becomes harder — not easier — later on. Our focus is not on volume. It is on progressing opportunities where the structure already makes sense.

Where IPG Leads

Once an opportunity progresses, our team manages the sequencing and day-to-day execution. That includes:

  • opportunity assessment

  • communication with agents and solicitors

  • progression management

  • execution oversight

  • lender-aligned structuring

 

A large part of the work is maintaining clarity and momentum throughout the process. Well-structured opportunities can still fail if communication and execution are not handled properly. That discipline matters as much as the numbers themselves.

Our team has progressed title split projects across a range of multi-unit assets, with each opportunity assessed individually against structure, viability, and execution requirements.

Investor Involvement

Investors remain involved at defined decision points throughout the lifecycle of a project. IPG manages the progression and operational coordination, while investors retain control over funding decisions, legal sign-off, and refinancing arrangements. The process is designed to keep responsibilities clear without pulling investors into day-to-day operational detail.

Most investors we work with already understand property fundamentals and are looking for a more structured route to portfolio growth.
