  • Refurbishment: We refurbished 3 of the flats to enhance their value, a decision that taught us valuable lessons about balancing cost and return (more on that in a future post!).

  • Post-Split Valuation: £2,400,000.

  • Equity Uplift: £1,110,000.

  • Cash Left in the Deal: Just £1 after refinancing at 75% LTV.

  • Net Cash Flow: £2,500 per month.

  • CAGR (10 Years): 366.8% (assuming 4% market appreciation and 3% rent increase).


This project wasn’t just a financial success—it was a game-changer. It gave us the confidence and capital to scale up and pursue even larger deals.
