The Opportunity

This five-flat block is positioned on the Barmouth seafront, overlooking Cardigan Bay.

While the coastal setting and outlook provided strong underlying fundamentals, the opportunity was assessed primarily on condition, execution scope, and overall viability rather than lifestyle appeal.

Why It Progressed

Initial assessment identified that the asset supported additional value through controlled refurbishment alongside the title split strategy.

The decision to proceed with works was based on the uplift being proportionate to the additional execution time and operational complexity involved.

What Mattered Structurally

The building already supported separation into independently mortgageable units, allowing the strategy to remain focused on ownership structure and controlled improvement rather than redevelopment.

Refurbishment was approached selectively, with the objective of improving overall positioning and consistency across the asset without introducing unnecessary scope.

What Needed Managing

Execution required coordination across all seven flats within a coastal location where contractor availability was more limited than in larger urban areas.

Works included lighter refurbishment throughout the majority of the units, alongside more extensive refurbishment to the top-floor duplex, all delivered within the same project timeline.

Maintaining delivery momentum, controlling scope, and securing reliable trades throughout the programme were critical to avoiding unnecessary delays and execution risk.

Strategic Takeaway

The project was completed through a coordinated refurbishment programme delivered across all five units within the required timeframe.

On completion, the asset achieved a 92% uplift in value through measured refurbishment and disciplined execution.
